Living Near Nandi Hills: Connectivity, Climate and Daily Conveniences

For most Bangaloreans, Nandi Hills is a sunrise drive: an alarm set before dawn, a climb up hairpin bends and that first glimpse of mist rolling across the valley. But more and more families are asking a different question. What would living near Nandi Hills, Bangalore's favourite hill escape, be like every single day?

Our story begins at the foothills of Nandi Hills, so it felt right to take a closer look at the place itself. Here's a look at the place, the pace of life and the thinking that brought us here.

Meet Santhusta

Our name comes from the Sanskrit word for joy and contentment. Santhusta began with one conviction: the place you live should make each ordinary day a little easier and a little happier.

Floor plans and square footage come later. First come the questions about how a family actually wants to live. Which room catches the sunrise? Where will the kids run around? Where do neighbours bump into each other? What will the garden look like in five years?

For us, the land comes first and the house follows. That belief is a big part of why the foothills of Nandi Hills mean so much to us.

Where exactly is “near Nandi Hills”?

Head roughly 60 km north from the heart of Bengaluru and you reach Nandi Hills, a granite peak that climbs to nearly 1,500 metres in Chikkaballapur district. The villages at its foothills, and the nearby towns of Chikkaballapur, Devanahalli and Doddaballapura, form a quieter, greener edge of North Bangalore.

The city stays within easy reach, yet out here the towers fade away and fields, boulders and big skies take over.

Nandi Hills connectivity: easier than it looks

Peace and quiet here doesn't come at the cost of being cut off.

  • Flying out is easy. Kempegowda International Airport sits roughly 35 to 38 km from the hill, and many foothill neighbourhoods are nearer still.
  • Good road links. NH 44, the Bengaluru–Hyderabad highway, connects the area to Yelahanka, Hebbal and the city centre in one direction and Chikkaballapur in the other. The Satellite Town Ring Road (STRR) adds a high-speed bypass around the city (more on that below).
  • Rail access. Railway stations at Chikkaballapur, Devanahalli and Doddaballapura offer another way in and out.
  • Work within reach. North Bangalore's business hubs around Hebbal and the airport corridor are a manageable commute, while Doddaballapura itself is a working town with a busy garment and manufacturing base.

What's coming: STRR, Blue Line Metro and Foxconn

Public and private investment around Devanahalli is also changing how this belt connects and where people work. Three projects are worth knowing about:

  • Satellite Town Ring Road (STRR). An 80 km stretch from Dobbaspet through Doddaballapura and Devanahalli to Hoskote is already open, giving the foothill belt a fast route that skips city traffic. Further sections towards the Tamil Nadu border are targeted for late 2026, as part of a planned 288 km ring around Bengaluru.
  • Namma Metro Blue Line. This 58 km line will run from Central Silk Board to the airport terminals via KR Pura and Hebbal. The corridor is under construction and planned to open in phases. Opening dates remain subject to progress and official announcements; check BMRCL updates before planning a commute around it.
  • Foxconn at Devanahalli. The electronics maker is setting up an iPhone manufacturing unit on about 300 acres in the Devanahalli Information Technology Investment Region. The state government has spoken of around 50,000 jobs in the first phase, which could add to local demand for housing, schools and services.

Nandi Hills climate: what the hills add

Bengaluru is already known for its mild weather, and the hills add to it. Height brings relief: the summit holds on to a cooler, fresher air than the plains below, and on December and January mornings it can feel properly cold.

At the foothills, that means a climate a little gentler than the city's for much of the year: pleasant mornings, cool evenings and a steady breeze. When the rains arrive, the slopes turn a deep green and fog settles in; by December, the mornings have a crisp bite to them. Summers still warm up in April and May, but gentler weather the rest of the year means evenings spent outside and gardens that genuinely flourish.

Daily conveniences: what's close at hand

People moving out of the city often wonder about the small, daily things. Out here, they're nearer than most imagine:

  • Markets and daily needs: the town centres of Chikkaballapur, Devanahalli and Doddaballapura are full of shops, weekly markets, banks and everyday services.
  • Schools: families can choose from CBSE, ICSE and international-curriculum campuses dotted along the airport belt and in the surrounding towns.
  • Healthcare: local clinics handle everyday needs, and bigger hospitals with specialist departments are a drive away in Chikkaballapur, Yelahanka and wider North Bangalore.

Weekend plans, minus the long drive

Here's a small luxury residents enjoy: the places Bengaluru drives out to every Saturday are simply part of your local map.

  • Catching first light from the summit, then wandering over to Tipu's Drop
  • Quiet mornings at the ancient Bhoga Nandeeshwara Temple, at the foot of the hill
  • Sunrise treks up Skandagiri, booked online through the Karnataka Forest Department
  • A walk through history at Devanahalli Fort
  • Cycling routes, farm stays and vineyards across the Nandi Valley

Instead of a two-hour drive on a Saturday morning, it's a short ride from home.

How we think about homes at the foothills

A place this beautiful deserves homes that respect it. Whether you're exploring villas near Nandi Hills or simply dreaming about a life closer to nature, these are the ideas that guide how we approach it:

  • Room to unwind. Fewer homes, more open land, and plenty of space for trees, gardens and silence.
  • Design led by nature. Homes that welcome the light, catch the breeze and frame the views of the hills.
  • Living lightly. Saving every drop of rain we can, planting what grows naturally in this soil, and homes designed to stay cool.
  • Neighbours who become friends. Shared spaces where families genuinely meet, take evening walks and celebrate festivals together.

At the foothills, our aim is simple: fewer, finer homes that sit gently on this land and serve the families inside them for decades.
